Sde Dov by what the ground permits: the plan's use classes, mapped and measured.

A district can be divided several ways, and most of them are marketing. Sde Dov is usually described by its three construction complexes — Eshkol, Central and North — which is how it is being built and sold, but not what any given piece of ground is allowed to become. The complexes are a schedule. The use classes are the rules.

So these pages divide the district the other way: by what plan TA/4444 permits. A colonnade lot and a commerce lot may sit in the same complex and open in the same year, and they are still different propositions for anyone who wants to trade there. Each area below is one of those use classes, with the lots that carry it, their measured plot areas, and the categories that ground opens into.

Nothing here crosses between the two layers. The plan's lot numbering and the tender numbering are separate systems that do not map cleanly onto each other, and this site does not guess across them.

Common questions

What is a use class, and why does it matter?
It is what plan TA/4444 permits on a piece of ground — commerce, employment, hotel, residential, public or open. It matters because it is binding and it is fixed before anything is built: a lot zoned for employment will not become a restaurant because someone would like it to.
Why not organise the district by Eshkol, Central and North?
Those are construction complexes, and they answer when. They do not answer what, and two lots in the same complex can permit entirely different things. The complexes appear throughout the site as the schedule they are; these pages are the other axis.
How much of Sde Dov is actually open space?
Most of it. Across the 147 plan lots there is roughly 244 dunam of parks and open space against about 123 dunam of residential plots, and about 500,000 sqm of public space is reserved district-wide.
Which areas can a business take space in?
The colonnades, the commerce quarter, the hotel strip and the employment ground. Public buildings and open space are not lettable commercial ground and never will be, which is why they are marked separately on the map.
