Commercial space to lease in Sde Dov

Who holds each lot, what the plan permits, which documents to ask for, and when each complex becomes lettable.

Written for the F&B group, the pharmacy chain, the gym operator and the hotel brand reading this in 2027. Sde Dov's first commercial space becomes lettable around 2029, and developers place anchor tenants well before occupancy — which makes the next two years the window, not 2030.

Nothing on this page is a listing. It is the public record of who holds what, what each lot permits, and when it becomes available, so you can approach the right landlord with the right question.

When space becomes lettable

Who you lease from

  1. Israel Land Authority tender lots

    The developer that won the land is the landlord for the ground floor. Most of Eshkol and all of North work this way. The tender result tells you who to call.

  2. Big Bloc private land — lots 102, 105 and 108

    Privately owned since before the tenders, with a different ownership history and a different negotiation. Design plans for 102 and 108 were approved in January 2025, and 105 in April 2024.

  3. Municipal lots

    Lot 409 is the city's education campus. Nothing there is commercially lettable.

Documents to ask for

  1. Design-plan approval date for the lot

    Approval is the milestone that turns a tender win into a buildable scheme. Without it, an opening date is a guess.

  2. The building permit — full, not excavation

    An excavation permit means a hole. A full permit means the frame is funded and scheduled.

  3. The unit's use class

    Commerce (מסחר) permits retail, F&B and personal services. Employment (תעסוקה) is offices. A unit's class is fixed by its design plan, not by what the landlord hopes for.

  4. The delivery route

    District deliveries consolidate through the logistics centre on lot 306. Ask how goods reach your unit before signing.

  5. Frontage

    Which street, which promenade, and whether the colonnade is covered. Two units on the same lot are not the same unit.

Why 2027 matters

Lots 101, 103 and 111 are under construction now; 107 and 110 are selling. Their colonnades are the first commercial space the district will have, and the developers will place anchors before occupancy. A tenant on a developer's list in 2027 opens in 2029 into a neighbourhood with no competition. A tenant who arrives in 2030 negotiates against a full promenade.

Common questions

Can I lease a unit today?
No unit in the district is available for occupancy yet. What is possible today is being on a developer's tenant list before the colonnades are allocated, which is why this page exists in 2026 rather than 2029.
Are rents published?
No commercial rent for the district has been published. Anyone quoting one is quoting a comparable from elsewhere in north Tel Aviv, which may or may not hold.
Which lots can take a restaurant?
Any unit in the commerce use class: the colonnades under lots 101–111, the Central promenade, and the North high street. Employment floors in the 300 series cannot unless their design plan says otherwise.
Who is the landlord?
The developer holding the lot. For tender lots that is the tender winner; for lots 102, 105 and 108 it is the private Big Bloc owners; lot 409 is municipal and not lettable.
