The coast, as it is right now

Two kilometres of public shore sit along the western edge of the district, and none of it is waiting for 2029. This is what is actually there: the sand, the ridge behind it, the water, and how an ordinary day moves along it.

Walking the shoreline, Reading to Tel Baruch

The whole western edge of the district can be walked today, from the Yarkon mouth to the northern beaches. Here is the route in order, what you pass, where the ground is open, and where a fence decides your line for you.

Taking a ground floor under a colonnade

Nothing here is lettable yet, which makes this the cheapest possible moment to find out what the questions are. What the use class fixes, what a shell actually includes, what the developer holding the lot can answer today, and what a licence needs from a building that does not exist.

The neighbourhood you inherit

Nobody moves to Sde Dov and arrives in an empty place. North Tel Aviv is already here, fully built and fully open, on three sides of the fence. This is what is on the other side of it, and what the first residents will use before anything in the district itself exists.

Living beside a building site

Between now and around 2035 this district is a construction site with a public promenade on one side and finished neighbourhoods on the other. That has a texture: hoarding, haul routes, dust, working hours, and a skyline that changes while you are not looking.
