What opens when
The district's sequence, complex by complex, and why Eshkol feels finished first.

A district built at once still opens in an order. Sde Dov's runs south to north: Eshkol first, Central with the coastline and hotels, North last.
That order is why Eshkol will feel like a neighbourhood while Central is still a building site. Its residential lots, its education campus and its commerce hub are all in the same complex, so the school, the shops and the homes arrive together.
The sequence
2021–2025 · Tenders and land sales
The Israel Land Authority sells the airfield in waves: Eshkol from 2021, Central and North closing in 2025. Seventeen developers end up holding land.
2024–2028 · Infrastructure and first buildings
Streets, foundations and frames. The first cornerstone lands on lot 101 in November 2024; excavation and permits follow across Eshkol.
2029+ · First residents and colonnades
Occupancy begins in Eshkol. The ground-floor colonnades under lots 101–111 become the district's first shops and cafés.
2031–2035 · Central, then North
The promenade, the five-hotel strip and Central's retail arrive with their residential blocks; North's neighbourhood high street completes the district.
