# Sde Dov > An independent guide to daily life in Sde Dov, the coastal district rising on Tel Aviv's former city airport. The plan carries about 16,000 homes, 125,000 sqm of commerce, 330,000 sqm of employment and about 3,000 hotel rooms, with first occupancy around 2029 and build-out around 2035. Every figure carries a source and a date. Entities are numbered lots and commercial units from plan TA/4444, not businesses: no venue is invented and none has opened yet. Plan lot numbers are not land-registry gush/helka numbers. Where a per-unit area has not been published, the site says so rather than estimating. ## The district - [Home](https://sdedov.city/en): What is opening in Sde Dov, where, and when: the district's places, people and possibilities. - [The map](https://sdedov.city/en/map): Three complexes, the numbered lots, and where the commercial ground floors sit. - [What's on](https://sdedov.city/en/openings): Tenders, design-plan approvals and fit-outs as they happen, newest first, each with a source. - [Leasing](https://sdedov.city/en/lease): Who holds each lot, what the plan permits, which documents to ask for, and when space becomes lettable. - [Getting here](https://sdedov.city/en/getting-here): Light rail, the Ibn Gvirol extension, Namir Road, buses, bikes and the promenade. - [About](https://sdedov.city/en/about): What this site covers, where the facts come from, and what it will never do. - [Contact](https://sdedov.city/en/contact): Leasing enquiries, corrections, and everything else. This article details what is already in excavation, shoring and foundations, and when the first occupancy is expected. - [Sde Dov in 2027: What Will Be Built, What Will Open and What Will Still Have to Wait](https://sdedov.city/en/blog/2027): In 2027 Sde Dov will remain mainly a district under construction, with infrastructure, foundations and frames. The first occupancy in Eshkol is planned only from 2029, and Eshkol, Centre and North are progressing at different paces. - [The coast, as it is right now](https://sdedov.city/en/blog/the-coast-today): Two kilometres of public shore sit along the western edge of the district, and none of it is waiting for 2029. This is what is actually there: the sand, the ridge behind it, the water, and how an ordinary day moves along it. - [Walking the shoreline, Reading to Tel Baruch](https://sdedov.city/en/blog/walking-the-shoreline): The whole western edge of the district can be walked today, from the Yarkon mouth to the northern beaches. Here is the route in order, what you pass, where the ground is open, and where a fence decides your line for you. - [The year on this coast](https://sdedov.city/en/blog/the-year-on-this-coast): The sun sets into the water every day of the year, the storms arrive from the same direction, and the summer is hotter in the shade than the numbers suggest. What the seasons do here, and why the district is drawn the way it is because of them. - [Sde Dov colonnades: the covered shop streets](https://sdedov.city/en/blog/what-a-colonnade-is): Sde Dov puts its everyday commerce in covered walkways under the homes instead of in a mall. That is a specific piece of architecture with specific consequences for shade, rain, noise, shopfronts and who is standing on your pavement. - [Taking a ground floor under a colonnade](https://sdedov.city/en/blog/taking-a-colonnade-unit): Nothing here is lettable yet, which makes this the cheapest possible moment to find out what the questions are. What the use class fixes, what a shell actually includes, what the developer holding the lot can answer today, and what a licence needs from a building that does not exist. - [The neighbourhood you inherit](https://sdedov.city/en/blog/the-neighbourhood-next-door): Nobody moves to Sde Dov and arrives in an empty place. North Tel Aviv is already here, fully built and fully open, on three sides of the fence. This is what is on the other side of it, and what the first residents will use before anything in the district itself exists. - [Living beside a building site](https://sdedov.city/en/blog/living-beside-a-building-site): Between now and around 2035 this district is a construction site with a public promenade on one side and finished neighbourhoods on the other. That has a texture: hoarding, haul routes, dust, working hours, and a skyline that changes while you are not looking. ## Notes This site is not a broker, listings portal, or affiliate of the Israel Land Authority, Tel Aviv municipality, or any developer. Apartment and market data for the same district is published separately at https://shavnu.com.
