## What has already been built in Sde Dov in October 2026?

No building, business or venue in the Sde Dov district is open to the public, according to the district's openings register, updated to 23/08/2026. Construction in Sde Dov is currently active only in Eshkol, on three lots (101, 103 and 111) where there is excavation, shoring and foundations, while the Centre and the North are still only at the design committee approvals stage.

The district has three compounds: Eshkol in the south, the Centre in the middle with the coastline, and the North, which closed its tenders only in March 2025 and comes last in the development order, according to the district's what-opens-and-when guide. The difference between the compounds is not merely geographical: it is the difference between a lot that already has foundations and a lot that is still waiting for an approved design plan.

According to the same register, first occupancy in the district is expected around 2029, in Eshkol, and completion of construction across the whole district continues until about 2035. In other words, even the lots where work is already under way on the ground will not produce a first resident or an open shop any time soon.

## Four stages: from planning to work on the ground

Only four labels track the pace of construction in Sde Dov: planning, where the lot merely appears in the plan; design committee approval, where the project has passed the committee without a permit; building permit, where approval to proceed has been granted; and construction on the ground, where there is actual excavation, shoring, foundations or more advanced work.

The district is rising on the site of the old airport in north Tel Aviv, between the Reading Power Station in the south and Tel Baruch in the north, according to the district map. Lot 101, the ASHIRA project by Avisror Moshe & Sons, received a full building permit in March 2026. The cornerstone was laid there as early as November 2024, according to the district's timeline, and it includes 406 apartments. The colonnade beneath it is the first commercial frontage that will open in the district, according to the Shavno lot catalogue, although which services in Sde Dov will actually operate there has not yet been published.

Lot 111, the RAINBOW Tel Aviv project by Israel Canada (built by Ashtrom), has been under construction since January 2026 and has 459 apartments, of which 275 had been sold by August 2026. Lot 103, the UTOPIA project by Nahmias Group, has been under construction since October 2025 and has 337 apartments.

Lot 107, the DIMRI YAMA TLV project with 458 apartments, is in marketing: by 30/06/2026 only 40 apartments had been sold from it. Lot 110, the ZOHI project (Levinstein, Allied/Metropolis and Mivne) with 230 apartments, opened early marketing in January 2026 and accumulated 63 signed contracts by 30/06/2026; according to the Shavno lot catalogue, work on the ground has also begun there alongside the marketing.

The employment and hotel lots in Eshkol are still at approvals only: 301 and 302 were approved for hotels in March 2026 with no operator published, 303 was approved with conditions in July 2026 for offices and retail on the Ibn Gabirol axis beside the linear park and the future Zohara Levitov station, and 305 was approved with conditions as the last employment lot in Eshkol's employment hub. The education campus on lot 409 was handed to the developer, Pangea Sde Dov, in August 2024, with no visible source for a building permit or work on the ground.

## Centre: design approvals only

The Centre holds the district's coastline and its hotel strip, and according to the sources updated to 23/08/2026, all the documented progress there consists of design committee approvals, not construction on the ground.

Lot 2207 of Prashkovsky passed the committee in June 2026 for a long-term rental project of 410 apartments, of which 205 are regulated rent; it is part of a larger rental complex by the developer on lots 2102, 2203 and 2207 together, totalling 966 apartments. Lot 2103 of Israel Brothers was approved in the same month for 424 apartments with a commercial frontage on the ground floor, and lot 2226 of Dan Real Estate was approved in May 2026 for 437 apartments beside the promenade.

Lot 2270, the FIRST by Hagag project, passed the design committee in June 2026 with 350 apartments; according to the Shavno lot catalogue, 179 of them had still not been sold after the second quarter of 2026. Lots 2206 and 2255, the GINDI VOGUE project by Gindi Holdings, include 708 apartments, and by August 2026 more than 600 contracts had been signed there.

The lots of Azrieli Group and Africa Israel passed the design committee on the same day in February 2026, both with a commercial ground floor. The Reuth hospital campus was already approved in February 2024 and anchors health care in the Centre. The five luxury hotels on the coastline went out to an Israel Land Authority tender in March 2025, and no operator has yet been published.

## North: closed tenders, land on paper

The North is the last compound in Sde Dov's development order, and according to the sources updated to 23/08/2026 it is still entirely at the approvals stage, not construction.

The North's tenders closed in March 2025 among nine developers, with a total of 2,744 housing units and consideration of about 4.59 billion shekels, according to the Shavno lot catalogue. That tender is the basis on which the North's neighbourhood commercial street will be built, but so far there is no work on the ground documented in the register.

In July 2026 three lots on the North's sea line were approved, 3101, 3105 and 3106, in the westernmost position beside the coastal park. The plan approved for them includes 332 apartments, retail, courtyards and public passages, but the owners of the lots have not yet been published.

The difference between the North and Eshkol is clear: in Eshkol there are already lots with building permits and foundation works, while in the North even the lots approved in July 2026 are still waiting for the permit stage.

## Where is the pace of construction fastest?

Eshkol leads the pace of construction in Sde Dov by a clear margin, according to a combination of the openings register and the what-opens-and-when guide. Three of its lots have reached the on-the-ground construction stage, while in the Centre and the North most lots are still only at the approval or planning stage.

Eshkol is expected to feel finished first, because its residential lots, the education campus and the retail hub all sit in a single compound, according to the what-opens-and-when guide. First occupancy there is expected around 2029, and that is also where the colonnades that will become the district's first shops are located. The Centre and the North, by contrast, are still at the stage where planning approval comes well before any work on the ground.

## The bridge to the Yarkon and the hotel tenders: what is not known

The attached sources contain no date, execution stage or documented approval for a bridge to Yarkon Park. It is not possible to determine at present whether it is in planning, approval or construction.
